- Thinking of investing in real estate? Here's 1 tip that helped me avoid a costly mistake.
When I first got interested in real estate, I was excited—but also clueless. I had dreams of cash flow, rental income, and maybe even a luxury property or two (don’t judge me, we all dream big, right?).
But one thing I almost ignored—and I’m SO glad I didn’t—was due diligence.
Yep, that boring-sounding phrase saved me from buying a property that looked great on the outside but was a financial headache waiting to happen. On paper, it was perfect. Good location. Low price. Sweet talk from the agent. But something in my spirit said, “Look deeper.”
I've heard time and again of people who bought property with the wrong documents or land use allocation, I've also heard of people who bought property only for those properties to be revoked by the relevant agencies and without refund or compensation.
That experience taught me this: Don’t let excitement rush you into decisions. Let wisdom lead.
Ask questions. Get documents. Walk the neighborhood. Verify the documents from the relevant government agencies Check the numbers. Pray about it.
The right deal is worth waiting for. The wrong one is expensive to regret, particularly if you are in a city like the FCT where the FCTA document could invalidate the Area Council documents without notice.
So, let me ask you—what’s one lesson you’ve learned (or heard) about investing that more people need to know?
Let’s help each other grow smarter.
